Where we work, and what goes wrong there.

Housing stock changes street to street across this metro, and so do the failures. Here is what we actually pull out of the ground in each area.

Brookside

Prewar bungalows on clay sewer lateral.

Clay sewer lateral under nearly every street here, and mature oaks directly above it. Root intrusion is not a possibility in Brookside, it is a schedule — we camera every clear as a matter of course.

Overland Park

Newer builds, but the water heaters are all aging out together.

Whole subdivisions here were built within a few years of each other, which means the original water heaters reach end of life within a few years of each other too. We see them in waves.

Lee's Summit

Long runs, big lots, exposed crawl spaces.

Larger lots mean longer supply runs, and a lot of that pipe sits in a vented crawl space. This is where we get most of our January burst calls.

Independence

Galvanised supply that has been closing up for decades.

If your pressure has dropped so gradually you stopped noticing, this is usually why. Galvanised pipe corrodes inward until the bore is a fraction of what it was.

Olathe

Hard water, and what it does to a tank.

Water hardness out here takes years off a water heater. Sediment builds at the bottom of the tank, the burner works through it, and the unit fails early. Annual flushing genuinely helps.
